Everything could improve here! The managers talk out of both sides of their mouths. They talk to you like you don't know anything about renters rights. There is NO privacy here. The maintenance men would enter my apartment regularly when I wasn't home to "use the bathroom." I moved in there in December of 2020. There was a mold issue. The same mold was still there when I moved out in November of 2024. They refused to ever solve the mold problem. Now it's the end of January 2025 and I'm STILL waiting for my security deposit to be returned to me. First they needed a forwarding address, I gave them one, then it was because the mail is slow coming from there corporate office in Ohio. (It's not that slow) Now their excuse is that their corporate office is mailing the check directly to Lemans so ensure I receive it. Makes no sense, since I don't live there anymore! The usual runaround with the management there! Avoid this place, they are a bunch of crooks!!!! I’ll post a review and call the corporate office daily until I receive my deposit.

I love living @ Lemans Apartments, I have lived here for 8 months. I'm extremely happy with Clarissa and Vanessa. I've not had a problem with calling to let them know if I have a question or a situation that requires maintenance. My issues are solved quickly. The Maintenance team is David and Oz. They are very professional, considerate of the Renters time to come and do the work that's needed. They have always cleaned up if they make a mess. These 4 employees are a great team. They care for the comfort of you and your Home. Thank you all for making us very Happy and Safe to live here.

I have been living here for over 2 years and the entire staff here genuinely cares about their residents' happiness and well-being. From the moment I moved in, the ladies in the office have been consistently AMAZING; their friendliness and professionalism have made me feel truly valued as a resident. They go above and beyond by regularly reaching out to ensure everything is going well. The maintenance team has been consistently quick to address any issues that have arisen during my time here so far. Knowing that the staff truly wants residents to be happy living here makes all the difference.

I would love to see some updates made inside the apartments, I do believe that would make this complex top tier for south Lakeland.

It is very quiet and safe here which is very important to me. Grounds are always kept up.

I wholeheartedly recommend this complex to anyone looking for a place where they will be valued and cared for!

UPDATE:
I have lived with a roomate at this location since the covid epidemic began to subside and life started to go back to somewhat "normal" august of 2021 i moved in, Unfortunately my "roomate" is extremely inappropriate in more ways than i care to venture into on a public post. I was unable to afford to move to another location as i was unemployed . I will condense this to the best of my ability.........I began being harassed by the Management over an expired tag ....so i fixed the situation after multiple threats of her having my car towed ...... The manager Clarissa apparently lives on property, I started noticing that she had a what felt like 'personal' issue with me , Verbally raising her voice at me several times with people outside, writing personal text messages to my roomate instead of me . The final straw......yesterday i had my car towed through AAA to my home
as i was pulled over by the FHP for swerving and this was due to a out of the blue onset health condition , the officer instructed me to have the vehicle towed and not drive it. When i arrived home Clarissa was outside running (literally) toward the tow truck driver instructing him not to leave the car ( keep in mind the car is not an eyesore nor is it disabled) I was very exhausted however she aggressively approached me in the parking lot as i said earlier in a very unprofessional manner and began waving her finger in my face in front of several witnesses ( very embaressing) for me as she yelled that She is calling the cops because i don't live here ( I have lived here almost 3 years ) my license display this address , my mail has made it's way to me at this address almost 3 years now......I DEFINATELY LIVE HERE!!
Unfortunately i have had to get in touch with the Corp. that owns the duplex/apartment style place called " Lemans" to inform them of her behavior. This is my personal review of leman's
Keep in mind that the grounds are very nice and kempt, it is secluded and quiet .........The apartments are slightly outdated for the monthly dues , and if it weren't for this one issue with management it would be a cozy place to live. I only give my opinion when i review , so i suggest you get to know management and get a feel for yourself as each experience will differ.

I can't give this place 0 stars otherwise I would...I would give it NEGATIVE 5 stars.
I was resident here for over 4 years but the new management is AWFUL and unfair…and that’s also the way management treats Its tenants.
Washers and Dryers in Laundry rooms are always out of service, pest issues with ants and roaches,
Everything is very outdated in the apartments and they raised their rates to luxury apartments which They are not. There is No pool...No clubhouse....No gym.
Last but not least...expect them not to give you all your deposit back once you leave because they will find reasons NOT to give it to you… like you didn’t clean behind the refrigerator.
Pathetic and sad the game they play.
The funny thing is I took about 50 pics of How clean the apartment was when I left and did email it to the manager.
They kept like 30% of my deposit.
Pure dishonesty!!!!
RUN AWAY FROM THIS PLACE AT LEAST YOU ARE DESPERATE...and if you don't at least you know What to expect!!!

Now that my son has moved out, we can be honest. They want you to clean carpets, paint walls, clean behind all appliances because they openly said they do not want to hire a service to do any cleaning at all. They refused to return the deposit and tried to charge for more. They refused to itemize what was damaged because they know there was nothing. Clarissa likes to act like a mob boss. So funny. She even threatened to call our new apartment complex to tell them what bad tenants we are. They already know us because we lived there before. She tried every trick to extort. New tenants, check behind all appliances to see if it's clean because they will check when you leave. Ceiling fans too. Can't say this stuff while you live there because they will retaliate.

Overall this was a great complex to stay at.
No complaints regarding neighbors too much, everyone usually minds their business. Very quite atmosphere. But in regards to management, that is a different story they were not very transparent. Their maintenance team was very unprofessional on numerous occasions. I guess some things aren’t “priority” on their agenda.

P.S. I am a real person. Why would I write a review while still living on the premises. ?

Now that I have returned my keys and moved away it is time I let people know about my experience living in Leman's.

First of all since we live in Florida if you happen to get a unit that is not located under some shade be ready to be sweating all day and all night. My sons crib monitor never read under 80 and that is because they use a hotel air unit as an air conditioner. Also when we moved in we disclosed we had pets and paid extra then we got accused of not picking up after our dogs because there was poop everywhere. Well it was not from us it was from all of the tenants who had not informed them of having pets. Then after paying them rent for almost two years the last week of our lease the air conditioner went out We informed them and they stated that they would come fix it the following 2 days of us reporting it. But its almost a week later and they never came. I hope they did not expect for us to get that place clean for them in this heat with no AC. I also hope they do not try to come after us for the AC and the garbage disposal not working after the fact that we informed them during our lease and nothing was done about it. Overall if I could give this place zero stars I would. Also if I have to I will be in contact with my lawyer.

So good luck to anyone who is trying to move here.
Some of the staff could use an attitude adjustment as well.
